Commercial Glazing · Los Angeles
Retail storefronts, curtain wall, all-glass entrances, and tenant-improvement glazing — bid clean, installed on schedule, and serviced after turnover by a licensed C-17 contractor.
The Short Answer
In California, commercial glazing is almost never priced off a rate card: it’s bid as a package from the drawings — framing system, glass package, entrance doors and hardware, engineering, and installation — after a plan takeoff. The consensus drivers every GC sees in the spread of bids are the same: the system type (storefront framing is the economical tier; stick-built curtain wall and window wall carry more metal, engineering, and labor per opening), the glass specification (insulated low-E units for Title 24 energy compliance, laminated or heavy glass where safety and security specs call for it), the door and hardware count, and the schedule — phased TI work and night or occupied-space installs cost more than a clean new-construction elevation. A single retail storefront is typically a five-figure package; multi-elevation curtain wall runs well beyond that. The low bid and the right bid diverge most often on scope clarity — what’s in, what’s out, and who engineered it.
That last line is Versa’s structural advantage, and it’s verifiable: we offer engineering and architectural services with licensed engineers — stamped drawings and calculations come from inside the same company that bids, fabricates, and installs your package, under one CA CSLB C-17 license (#1031357), with DIR registration for public works. “A glazing bid is a promise about the drawings. We price what’s actually in the set — inclusions and exclusions in writing — and we engineer what we install.” — Sam Q., Owner, Versa Glass Co., 20 years in the glass business.
Commercial Glazing
GCs judge glazing subs on three things: a bid that matches the drawings, paperwork that clears accounting the first time, and a crew that hits the schedule. That’s the business we’ve built — storefront and curtain wall packages for retail, restaurant, office, and institutional work across Greater Los Angeles.

Systems & Scope

Flush-glazed and captured storefront framing in clear anodized, bronze, and black finishes — entrances, sidelites, and transoms with insulated low-E glass packages spec’d to Title 24.

Stick-built curtain wall and window wall systems for mid-rise and commercial work — anchored, sealed, and glazed by our own crews, including large and curved lites.

Heavy glass (Herculite-style) entrances, aluminum entrance doors, closers, pivots, panic hardware coordination, and sidelite packages for retail and office lobbies.

Curved glass, interior office fronts, glass guardrails for commercial interiors, mirrors for fitness and hospitality, and fire- and safety-rated glazing where the spec calls for it.
How We Work With GCs
We price from your drawings and specs with inclusions and exclusions in writing — no allowances hiding in the number.
Product data, samples, and shop-drawing review, then field-verified dimensions before anything is fabricated.
Metal and glass are fabricated to the verified openings and staged to your job sequence — not dumped on site early.
Our crews install, seal, and adjust. Punch items get closed fast, and we stay on call for service after turnover.

Repairs & Emergency
For property managers and owners: we secure broken storefronts and entrance doors, measure the replacement in the same visit, and service the doors your tenants use every day — closers, pivots, locks, and leaks.
